		<description>if you really can do anything to the place, i would start by painting all the walls a nice, chalky white, and then painting the floors a bright color, maybe a green or a white.  or you could paint them bright, bright white--the space would be really soothing.  or glossy black, obvs...that&#039;s always classic.</description>

		<description>i love hazel&#039;s idea of using cork!  it would be so appropriate in your space (well done, by the way!).

if painting is the option you go for (which i too fully endorse), i would suggest going with a light, mellow green - such as &quot;leaf&quot; by yolo colorhouse and topping if with the glossy, but eco-friendly safecoat hard seal.  it will be interesting without being overwhelming - and will allow your pantons to pop.</description>

		<description>I agree with Hazel. I manage property as well. I would suggest calling a carpet cleaning company. They should be able to stretch the carpet  so that it&#039;s not buckled. Also, carpet can be dyed (darker only of course) and that might be an option as well if the stains won&#039;t come out.</description>

		<description>As a real, live landlady, I recommend talking about it with your property owner. If the carpet is really that bad they might be trying to figure out how to replace it. Offer to replace it and get a rent reduction. Or offer to spread it out over a few months (if they are worried about making their mortgage payments).

Cork might be a good option. My friend says you can get it off the internet for a song if you do some digging.</description>

flor IS pricey - they do have a sale section at their webstore, but even then the low end is maybe $8 per tile.  When you move though, flor is easy to pack up and take along so you might be able to get more use out of it than just this one house.
From my experience, painted plywood (esp. if particleboard/chipboard stuff) looks pretty awful.  We had  a rental where we painted the floors once (pine boards) and it just always looked dusty and dirty.
I&#039;ve seen some really nice + inexpensive carpet remnants.  As in neutral color, and nice short (modern) pile.  More like a mat than carpeting.  (Speaking of which, some indoor/outdoor carpeting is cheap and looks more modern too.) Just yesterday I saw on some TV show that there is some kind of fabric carpet tape you can buy for remnants -- you fold it over the cut edge and it stays and makes the edge look finished like an area rug and keeps it from fraying.  Very cool - don&#039;t know where to find it though.
